Staging

The foundations of the Totara Parklands design framework is based around reaching best practice levels of urban design and ecological management. Protection and enhancement of the ecological features and wetlands of the site is achieved by protecting valued water-courses and remnant indigenous vegetation and actively revegetating further areas of the site. Potentially the subdivision will be completed over 8 stages. Each stage that is released will carry a variety of sections and sizes. There are approximately 16-20 sections that back onto the Totara Reserve and approximately 20-30 sections in the later part of the stages that overlook Wairau stream. This approach develops high amenity along with higher intensity housing to create a compact urban from and a great system of open space. The eastern boundary has been created overlooking green land and totara trees. Clean air, beautiful views and permanently protected open space; safe places to walk and cycle, places to get to know your neighbours; more opportunities for a larger percentage of our population to pursue personal, professional and business interests – all within a short walk. Totara Parklands has a number of green areas set aside for recreation and provides a network of open space areas incorporating a 4.4km walkway/cycleway, enabling connectivity within and beyond the immediate site.
